Success Story: Swift Subleasing Success at “Lights for Christmas” Warehouse
When “Lights for Christmas” faced challenges with their changing space needs at their warehouse in La Vista, Nebraska, they turned to Brightway Commercial for help. Led by Nate Ohlrich, CCIM, Brightway Commercial took on the task of subleasing a portion of the warehouse.
The primary challenge was finding a tenant flexible with their electrical requirements, as the current state of the warehouse didn’t meet these needs. After negotiations, it was agreed that additional outlets would be installed to satisfy both tenant and subtenant.
Within just 90 days of marketing the property, Brightway Commercial successfully secured a sublease with JB Group, a wholesale meat and protein distributor based out of Minnesota. JB Group leased 4,500 square feet, benefiting from the warehouse’s amenities, which include dock doors, 30-foot-tall ceilings, and racking ready for product or equipment storage.
The subleasing deal brought immense satisfaction to both parties. With limited warehouse space available in Omaha, JB Group was exhilarated to find a space that perfectly met their needs. “Lights for Christmas” was equally pleased, as the sublease allowed them to optimize their space usage effectively.
